Zirkle Family Trust / Zirkle Corner - Orange, CA

Historic preservation project located in the Old Towne Orange Commercial Historic District. The project included the preservation and refurbishment of an existing building which was originally constructed in 1906. The history of the building was thoroughly researched and the exterior of the building was refurbished in compliance with the State of California Department of Interior Historical Building Guidelines. Approvals were coordinated with the City of Orange Planning Commission, City Council and various community groups.

DSEA also coordinated with a food service tenant and assisted them in the coordination of their tenant improvements. The existing building was completely refurbished with new 800 amp electrical service, a grease interceptor and full compliance with ADA requirements. Construction Management Services were also provided.

QUINN RESIDENCE - Orange, CA

Addition of a single story 500sf accessory housing unit in the Craftsman style with Victorian influences. Project included a unit complete with kitchen, living room, dining area, bedroom, bathroom and outdoor living space. Project was awarded Best Historic Preservation Project in Old Towne Orange.

Ehlen & Grote Building - Orange, CA

The Ehlen & Grote Building is located in the Historic Plaza District of Old Towne Orange and has a façade that faces Glassell Street and the Plaza. The history of the building was thoroughly researched and the exterior of the building was refurbished in compliance with the State of California Department of Interior Historical Building Guidelines.The building wraps around another historic building on the corner of Glassell Street and the Plaza.

DSEA is working closely with the client and the City of Orange Planning Department to bring the façade into greater conformance with historical features that were part of the building in the 1920's. It will correct the features on the Plaza Street façade which were improperly installed by the tenant. The Plaza Street façade will include replacement of storefronts to match historical features of the building, circa 1920.

The project will include removing existing transoms which are not accurate and replace with transoms that will match historical features of the building, circa 1920 as well as replace existing awnings.
