Current project involving design and preparation of construction documents for a 2-story office/restaurant mixed use building in the City of Fullerton across the street from California State University, Fullerton. The building is designed for high floor to ceiling heights for restaurant use with a flexibility of space configurations to suite a variety of tenants. The second floor is designed for multi-tenant or a single tenant user.
The building includes an elevator and is fully sprinklered. Construction is scheduled to commence in December 2008.
Zirkle Family Trust / Zirkle Corner Orange, CA
Historic preservation project located in the Old Towne Orange Commercial Historic District. The project included the preservation and refurbishment of an existing building which was originally constructed in 1906. The history of the building was thoroughly researched and the exterior of the building was refurbished in compliance with the State of California Department of Interior Historical Building Guidelines. Approvals were coordinated with the City of Orange Planning Commission, City Council and various community groups.
DSEA also coordinated with a food service tenant and assisted them in the coordination of their tenant improvements. The existing building was completely refurbished with new 800 amp electrical service, a grease interceptor and full compliance with ADA requirements. Construction Management Services were also provided.
Investment Concepts Inc./The Brickyard Riverside, CA
Current on-the-boards design project for a remodel to an existing shopping center . The project scope includes maintaining existing tenant spaces and completely revising the exterior appearance with the inclusion of new towers, brick veneer and brick pavers, trellises and a variety of elements and colors. An existing restaurant pad building is located on the corner and is to remain in operation.
THE MUSIC ROOM TENANT IMPROVEMENTS Orange, California
Full refurbishment of existing two story 28,000 sq. ft. building located in the City of Orange with a conversion from retail to a mixed use occupancy. A Conditional Use Permit was negotiated with the City of Orange to allow for reciprocal usage of the existing parking lot with a dance/theater group utilizing the facility in late afternoons and evenings, with retail and office space utilizing it during normal business hours. Scope included tenant improvements for a 7,000 sq. ft. music theatre group with speculative area for future tenants. The building was brought up to code with power and utility upgrades and compliance with ADA requirements. The building is now a thriving facility promoting the arts in the City of Orange.
STATE COMPENSATION INSURANCE FUNDTENANT IMPROVEMENTS SERVER ROOM REMODEL Santa Ana, CA
Remodel to existing server room in existing multi-story mid-rise office building to upgrade it with a fire suppression system and redundant chiller tied to the emergency power system. Adjoining work room and related office space was constructed. Tenant improvements were also provided for Risk Management on the second floor of the existing building.
CHAPMAN COFFEE HOUSE Orange, CA
Conversion of existing building in the City of Orange for retail use as a coffee shop. Services included design, food service, planning, agency coordination, construction documents and negotiation of approvals with the City of Orange Design Review Committee and Planning Department.
HOBB’S TRUCKING Anaheim, CA
Design of 4,000 sq. ft. addition to an existing trucking facility in the City of Anaheim. Included the relocation of existing office services during construction, and a new facility that responded to current needs with an ability to expand.
DIGITIAL MEDIA CENTER TENANT IMPROVEMENTS RANCHO SANTIAGO COMMUNITY COLLEGE DISTRICT (building design by Arquitectonica) Santa Ana, CA
DSEA provided tenant improvement services for the existing Digital Media Center for Rancho Santiago Community College District. The building was originally designed by Architectonica. The tenant improvement services included developing second floor offices, complete with DSA and State Fire Marshall approval for new start-up companies promoted through the public educational system.
